Kevin Breitner, a seasoned real estate broker and investment specialist based in Ontario, brings over a decade of industry experience to the table. His journey has seen him hone his expertise and knowledge, becoming a trusted advisor for clients navigating the complex real estate landscape. Kevin is, as our podcast host Tony Ning simply said, a master in solutions and a problem solver for real estate investors.

Breitner is the visionary behind C.R.E.S.I. – Complete Real Estate Solutions & Investments. C.R.E.S.I. is backed by a hardworking real estate team from RE/MAX, offering comprehensive services for clients involved in buying, selling, and investing in real estate.

To simplify property management, Kevin and his team have developed the Landlord Protection Program. This innovative program takes on the day-to-day responsibilities of a landlord, significantly reducing the stress and workload typically associated with property management.

Kevin was a first guest for our Real Estate News Network Podcast with Tony Ning, where they covered everything from managing bad tenants, the right time to buy real estate, first-time investors and more.

Starting your journey as a first-time real estate investor can seem overwhelming, but as Breitner suggests, it all starts with a plan. “It’s really starting with a plan about what you’re wanting to do. From there, we will take you all the way through to understand what you want… Our team will help you from beginning to end, “ he said. Whether you aim to generate passive income through rental properties, flip houses for quick profits, or build long-term equity, clarity in your objectives is very important. With a lot of people on the sidelines waiting for interest rates to drop to make a purchase, Kevin is encouraging not to wait. “Now is great time to buy, interest rates are high but the prices are low. If you have the ability to buy real estate right know, i think you should,” Braitner said.

Kevin also let us in on a “bad side” of property management – dealing with problematic tenants. “It’s a horror story that stops everyone from being a landlord.” Said Kevin for our RENN podcast. He also adds, “One-third to 40% of our country is a tenant, so it can all be bad; it’s about making sure the situation is right. ”

Preventing bad tenancies starts at the screening stage. Always request and verify references from potential tenants’ previous landlords and employers. Conduct a credit check to assess their financial responsibility and stability. Also, a thorough background check can reveal any criminal history or past evictions, which are crucial red flags. During the interview process, pay attention to their behaviour, attitude, and communication skills. These can provide insights into how they will interact with you, other tenants, and the property.

Property management companies like C.R.E.S.I. play a pivotal role in mitigating the risks associated with bad tenants. They bring their expertise and resources to conduct thorough tenant screenings, ensuring only reliable and responsible individuals are selected. They also handle the day-to-day management of the property, including regular inspections and fostering a positive community environment. Moreover, they have the experience to deal with any issues that arise, reducing the stress for property owners.

By entrusting your property to a company like C.R.E.S.I., you can enjoy the benefits of your investment without the headaches often associated with property management.
